We’ve received a number of questions about a landlord’s legal right to enter a tenant’s dwelling unit for the purpose of showcasing it to potential buyers. Did you know a tenant cannot unreasonably withhold consent for a landlord to enter peaceably into a property for this purpose, as long as the landlord has given at least 24 hours notice.
This same standard applies to landlords planning to make repairs and improvements, or agreed upon services. Additionally, the landlord has the right to enter without consent in a case of emergency. However NRS 118A.330 says a landlord shall not abuse the right to access or use it to harass tenants. In fact, a landlord has no other right of access without a court order except in the case of an abandoned or surrendered property.
